Acceptance of these terms

This website is operated by Al Wijha Real Estate (commercial registration 1010445566), a brokerage licensed by the Real Estate General Authority under FAL licence 1200024891. By using the site, in Arabic or English, you accept these terms and our privacy policy. If you do not accept them, please do not use the site.

If you use the site on behalf of a company or another person, you confirm you have authority to accept these terms for them.

Information, not an offer

Listings, prices, district reports, calculators and articles on this site are general information to help you decide whether to talk to us. They are not an offer to sell or lease, not a reservation, and not financial, legal or tax advice.

A deal is binding only once the parties sign a written contract and complete the steps the law requires, such as registering a lease on Ejar or the electronic title transfer through Najiz. Instalment estimates use indicative assumptions; the bank sets the final instalment.

Listing accuracy

Every property in our portfolio is inspected in the field before it goes live, and each advert shows its ad number, linked to a valid advertising licence, alongside our FAL licence number, as regulations require. We take care to keep details correct.

Even so, prices, availability and details can change after inspection: an owner may change the price or accept another offer, or a unit may be let. Areas and photos are indicative. Before you commit, confirm the current details with your advisor and rely on the deed, the inspection report and the signed contract rather than the listing alone.

If you spot an error in a listing, email hello@alwijha.sa quoting the ad number and we will review it.

Brokerage fees

Browsing the site and sending a request are free. We charge a commission only under a written brokerage agreement signed with you, which states the amount before any work begins.

Government taxes and fees, such as the real estate transaction tax and electronic transfer fees, are not our fees; we give you a schedule of final amounts before you commit. We represent one side in each transaction and state which in writing.

checkSales: 2.5% of the deal value, paid by the seller and due only at transfer, with no upfront fee and no photography or advertising charges.

checkBuyer representation: if we represent you as a buyer, our commission is stated in writing before any viewing.

checkProperty management: 5% of annual rent, covering collection, follow-up and renewal.

Listings you submit

When you send us a property through the listing form or any other way, you confirm that:

We may decline or remove any listing, and we publish nothing until the regulatory requirements are complete and a brokerage agreement is signed. You are responsible for any loss caused by false or unauthorised information you provide.

checkYou are the owner, or a real estate broker authorised by the owner and holding a valid FAL licence and advertising licence.

checkThe information you give, including ownership, location, area, condition and price, is accurate and not misleading, and you will tell us promptly if it changes.

checkYou own the photos and other material you upload, or have the right to use them, and you allow us to use them to assess and market the property.

checkThe property is free of any dispute or restriction you have not told us about.

Using the site

You agree not to:

checkUse the site for any unlawful purpose, or submit false requests or another person's details.

checkCopy or republish listings or data from the site in bulk, including by automated means.

checkInterfere with the site's security or operation, or try to access areas not meant for you.

checkUpload content that is offensive, infringes someone else's rights or contains malicious code.

Intellectual property

The site's content, including text, district reports, data compilations, design, logos and the Al Wijha name, belongs to Al Wijha Real Estate or its licensors. Photographs credited to others remain the property of their owners. You may view and share individual listing pages for personal, non-commercial use; any other use needs our written permission.

Third-party links and services

The site links to services we do not control, such as map providers, WhatsApp and government platforms. Their own terms and privacy policies apply when you use them, and we are not responsible for their content, availability or how they handle your data. Map locations are approximate and may not match the exact plot boundaries.

Limitation of liability

We provide the site as it is and do not guarantee it will always be available or free of errors. To the extent permitted by Saudi law, Al Wijha Real Estate is not liable for any loss arising from relying on site information without confirming it with an advisor, from interruptions to the site, or from third-party services.

Our obligations in a transaction are those set out in the agreement signed with you and in the applicable regulations. Nothing in these terms limits any liability that cannot be limited by law.

Governing law and disputes

These terms are governed by the laws and regulations in force in the Kingdom of Saudi Arabia. We aim to resolve any complaint amicably first: contact us and we will review it and reply in writing. If a dispute cannot be settled, the competent courts of the Kingdom of Saudi Arabia have jurisdiction.

If the Arabic and English versions of these terms differ, the Arabic version prevails.

Changes and contact

We may change these terms from time to time. The date at the top shows the current version, and continuing to use the site after a change means you accept it.
