Who the free visit is for

The valuation visit is free for owners thinking of selling or renting their property through Al Wijha. There is nothing to sign afterwards and no fee if you decide not to go ahead.

Price matters more than anything else in how fast a property moves. In 2025 our average was 23 days from listing to signed contract for properties priced inside their district's deal range; a property priced 10% above market averaged four months.

How we reach the figure

checkRegistered deals: sales on the same street and neighbouring streets in the last six months, taken from registered transaction data rather than asking prices.
checkField inspection: your advisor visits to check area, age, condition, finishes, layout, street width and frontage.
checkPrice per metre: we split the value into land and building, then adjust each comparable for how it differs from your property.
checkCurrent competition: similar properties listed nearby, and how long they have been on the market.
checkFor rentals: the same method, using leases registered in the district.

What you receive

It is a broker's price opinion to support your decision to sell or rent, not a formal valuation report.

checkThe comparable deals used, with dates, areas and price per m².
checkA value range and a recommended asking price, with the reasoning written out.
checkThe expected time to sell or let at that price, and what changes if you price higher.
checkInspection notes on anything a buyer, or their inspector, is likely to raise.

Formal valuations for banks, courts and estates

Real estate brokers do not issue formal valuation reports. If you need one for mortgage financing, a court case, dividing an estate or company accounts, it must be issued by a valuer accredited by the Saudi Authority for Accredited Valuers (TAQEEM).

We arrange this through our TAQEEM-accredited partner. The valuer works independently of us, and their fee is quoted to you before you instruct them.

checkIf you then sell with us: 2.5% of the deal value, due only at transfer, with no upfront, photography or advertising fees.
checkIf you let with us under management: 5% of annual rent, covering collection, follow-up and renewal.
checkFormal accredited valuation: set by the TAQEEM-accredited valuer and quoted before you instruct.
